An Architect Will Guide You Through All The Design Phases…

In order to understand how an architect works, it is helpful to familiarize yourself with the architectural design process. This process consists of five distinct phases:

• Phase 1
  Schematic Design
  Phase 1 – Schematic Design
  This phase covers the conceptual work needed to design a structure. Utilizing data from the site and your written program outline, the architect will prepare visual options for your review. Floor plans, exterior elevations and a site plan may all come into play in this phase to give you a sense of the design. Your budget may also be a factor during this phase as it directly affects the ultimate design.
  
• Phase 2
  Design Development
  Phase 2 – Design Development
  More detailed drawings will be prepared to expand the design that was decided on during the schematic phase and major building materials such as windows, doors and roofing types will be chosen. Construction costs will be updated and the process to choose a contractor will begin.
  
• Phase 3
  Construction Documents
  Phase 3 – Construction Documents
  Detailed construction drawings and specifications will be prepared for the contractor so they can accurately price and build the project.
  
• Phase 4
  Bidding and Negotiation
  Phase 4 – Bidding and Negotiation
  Construction costs and scope of work will be agreed upon by the owner, architect and contractor during this phase. A contract between the owner and contractor needs to be in place before construction begins. This contract will clearly define the work to be done and the responsibilities or all parties during construction.
  
• Phase 5
  Construction Administration
  Phase 5 – Construction Administration
  During this final phase, the architect provides a variety of services such as site visas, review of shop drawings, coordination of interior and landscape design. At the end of the project, the architect will inspect the building and prepare a “punchlist” of items that need to be addressed before a Certificate of Substantial Completion can be issued by the architect.
